Residential Rental Screening Criteria & Livestock/Pet Policy Thank you for your interest in renting our single-family home. Each adult applicant (18 years or older) must submit a separate application, pay the application fee, and meet these requirements. 1. Application Fee & Submission Screening Fee: A non-refundable application fee of $30.00 per adult applicant is required. This fee covers the actual cost of background, credit, and tenant history tracking. Application Process: We are currently accepting applications and will accept the strongest application based on the criteria listed below. An application package is not considered complete until all adult household members have submitted their forms and required IDs. Comprehensive Reusable Tenant Screening Reports: We do NOT accept comprehensive reusable tenant screening reports. 2. Identification Requirements Photo ID: Each applicant must provide a legible copy of a valid government- issued photo ID. Tax Identifier: A valid Social Security Number (SSN) or Individual Taxpayer Identification Number (ITIN) is required for credit and background screening. 3. Income & Employment Requirements Income Ratio: Total verifiable monthly gross household income must be at least three (3) times the monthly rent amount. Proof of Income: Applicants must provide documentation proving income, which may include: o Two (2) most recent consecutive paystubs. o Most recent W-2 or tax returns (required for self-employed applicants). o Proof of verifiable non-employment income (e.g., Social Security, disability, or child support). Employment History: A minimum of 12 months of continuous, verifiable employment or stable income stream is required. 4. Credit History Standards Credit Score: A minimum credit score of 700 is required for standard approval. Negative Credit Factors: Open or active bankruptcies, chronic late payments, or outstanding utility/landlord collections may be grounds for immediate denial. 5. Rental & Residential History Prior Tenancy: A minimum of 3 years of verifiable, independent residential history from non-relative landlords is required. Landlord References: Applicants must receive positive references from prior landlords regarding timely rent payment, proper property maintenance, and adherence to lease terms. Evictions: Any history of unlawful detainer (eviction) actions within the past 7 years will result in denial. 6. Equine & Livestock Requirements (Property Specific) Because this single-family home features horse-appropriate facilities, the following strict criteria apply: Mandatory Horse Ownership: To qualify for this tenancy, the household must legally own or lease at least 1 horse. Equine Cap: A strict maximum of two (2) horses total are permitted to reside on the property at any time. No other large livestock (e.g., cows, goats, sheep) are allowed. No boarding of unowned/unleased horses allowed. Required Documentation: Applicants must provide veterinary records, proof of ownership or legal lease agreements prior to application approval. 7. Household Pet Policy Other Pets Negotiable: Domestic household pets (dogs/cats/others) are evaluated on a case-by-case basis. Pet Fees: Approved household pets require an additional refundable pet deposit of $500 per pet. Note: Legally classified service and assistance animals are exempt from pet fees and restrictions under fair housing laws. 8. Public Records & Criminal History Background Check: A criminal background check will be conducted in accordance with Washington State law. Individualized Assessment: Criminal history is evaluated on a case-by-case basis. We consider the nature, severity, and recency of the offense. Convictions involving violent crimes, arson, illegal drug manufacturing/distribution, or sex offenses that pose a direct threat to the property or neighbors will result in immediate denial. 9. Smoking & Property Rules Smoking Policy: This is a strictly non-smoking property. Smoking or vaping of any substance is prohibited anywhere on the property, both inside and out, due to fire hazards. Occupancy Limits: Maximum occupancy is limited to two (2) persons per bedroom. Horse facilities will require a second, signed "Self Care Board Agreement".
