RENTAL TERMS & REQUIREMENTS Rental Terms: Flexible mid-term stays (30-day minimum) with a preferred lease term of 3 to 6 months. Occupancy Limit: Maximum occupancy is limited to 4 unrelated adults in accordance with local zoning ordinances. For blood-related families, a maximum occupancy of up to 7 residents is permitted, provided the layout complies with state sanitary code requirements for square footage and bedroom arrangements. All intended occupants, regardless of age, must be listed on the agreement. Move-In Costs: First Month's Rent and a Security Deposit (equal to one month's rent) are due at lease signing to fully secure the unit. Move-Out Fee: A separate, one-time $400 professional move-out cleaning fee applies at the end of the tenancy term and will be invoiced upon departure to return the furnished unit to its pristine condition. Included Amenities & Utilities Utilities & Wi-Fi: High-speed Wi-Fi, electricity, gas, and water are fully set up and included (with a generous $250/month utility usage cap). Overages are invoiced as additional rent. Trash & Recycling: Municipal curbside trash and recycling removal are fully included. Bins must be moved out to the curb late Sunday evening or early Monday morning for the scheduled Monday pickup and brought back promptly after collection. Bonus Luxury Perk: Complimentary monthly professional cleaning is included to keep your space pristine. Parking: 1 2 dedicated off-street parking spaces included, plus ample free on-street parking. House Rules & Safety Smoking & Pets: Strict no smoking, no vaping, and no pets policy. Quiet Hours: Quiet hours are strictly observed from 10:00 PM to 7:00 AM daily to ensure a peaceful environment for all residents. Trash Disposal: Leaving trash bags or personal debris in common areas (hallways, entryways, or porches) is strictly prohibited. Tenants are responsible for following city disposal guidelines and will be held fully liable for any municipal fines or cleanup costs resulting from improper disposal. Safety & Maintenance: Mandatory background, credit, and eviction screening clearance required for all adult residents (18+). Common areas (entryways/hallways) may be subject to real-time video monitoring for resident safety. Residents are required to immediately report any appliance malfunctions or maintenance issues to mitigate liability for secondary property damage. Insurance: Residents must provide proof of a standard renter's insurance policy (HO4) with a minimum of $100,000 personal liability and $10,000 personal property coverage, with the landlord named as an additional interested party, prior to move-in.
