We evaluate the full credit report, including payment history, collections, bankruptcies, and other factors. Rental / Eviction / Foreclosure History: No evictions, collections related to housing, or foreclosures in the last five (5) years. We review rental history, landlord references, and court records for lease violations, late payments, or other issues that could affect tenancy. Background Check and Criminal History: A background check, including criminal history, will be conducted for all applicants and adult occupants (age 18+). We evaluate criminal history (and related court records) on an individualized basis, considering the nature, severity, and recency of any offense(s) or violation(s), evidence of rehabilitation, and whether it poses a direct threat to the health, safety, or peaceful enjoyment of the property or neighboring residents. Convictions or records that may result in denial include those demonstrating a potential risk, such as: Violent offenses (including felonies or misdemeanors) involving assault, battery, or threats to others, including violations of protective orders. Sex offenses. Manufacturing, transporting, or distribution of controlled substances. Property crimes involving burglary, theft, arson, or repeat offenses. This list is not exhaustive.
