Lease Term: 12 months (longer terms preferred; shorter terms may be considered with additional fees) Security Deposit: One month's rent ($4,800) refundable after move-out inspection, subject to Florida law. Application Fee: $95 per adult (non-refundable, covers screening) No Pets Policy : No pets allowed. Smoking Policy: Strictly no smoking inside the home or garage. Smoking is permitted only in designated outdoor areas if it does not disturb neighbors. Parking: Assigned parking for up to 2 vehicles in the driveway and 2-car garage. No parking on the grass or blocking sidewalks. Guest parking is available in community areas per HOA rules. Tenant Maintenance Responsibilities: - Keep the property clean and in good condition (normal wear and tear excepted). - Change HVAC filters monthly and report any maintenance issues promptly. -Maintain landscaping/irrigation as needed. -Comply with all Westlake HOA rules regarding amenities, noise, and common areas. Handle minor household repairs under $100 (light bulbs, smoke detector batteries, etc.). Promptly report any major issues (plumbing, roof leaks, AC failure, etc.) to the landlord or property manager. Additional Policies: No subletting or short-term rentals (e.g., Airbnb) without written permission. Quiet enjoyment: Respect neighbors and community rules. Utilities: Tenant responsible for all utilities - electric/gas not included -water not included -sewer not included -trash not included -internet/cable not included HOA & Pool maintenance included. Insurance: Tenant must maintain renter's insurance with minimum $100,000 liability coverage. To include liability for any pool related injuries. Required at Move-In: First month's rent + security deposit + last month's rent. All adult occupants (18+) must complete application and background/credit screening.
