Lease terms

Tenant shall pay $2,100.00 per month in rent. Rent is due on the 1st day of each month. Rent shall be paid to The Servant Leads LLC by automatic withdrawal/ACH payment or another method approved in writing by Landlord. Grace Period and Late Fee Tenant is allowed a five (5) day grace period for rent only. If rent is not paid by the end of the grace period, Tenant shall be charged a late fee equal to 5% of the monthly rent for that rental period. Late fees shall not be charged on deposits, utilities, or other non-rent charges. Security Deposit Tenant shall pay a security deposit of $1,000.00 before move-in. The deposit may be used for unpaid rent, unpaid lawful charges, and damage beyond ordinary wear and tear. 5. Pet Deposit If Tenant keeps a pet at the Premises, Tenant shall pay $400.00 per pet. Pet type/description: . The pet deposit may be used for pet-related damage, odor removal, extra cleaning, or other lawful pet-related costs beyond ordinary wear and tear. Tenant remains responsible for all damage caused by pets beyond the deposit. Utilities Tenant is responsible for all utilities, including electricity, gas, water, sewer, trash, internet, and any other utility service assigned to Tenant unless otherwise stated in writing. Landlord Responsibilities Landlord shall be responsible for: Maintaining the property in a safe and habitable condition. Making repairs required by law, except damage caused by Tenant, occupants, guests, or pets. Paying for pest control. Maintaining major systems and components supplied by Landlord. Complying with applicable New Mexico landlord-tenant law.
