All applicants complete an online application through Experian's Lease Runner, and a fair credit score is required for approval, unless you are a Traveling Medical Professional of which Traveling Assignments or University Documents are required. A refundable security deposit equal to one month's rent is due at signing; however, applicants with a good credit score of 670 or higher receive off the required security deposit. To reserve a room, a Hold Deposit equal to half ( ) of the security deposit is required to take the room off the market. If you change your mind for any reason after paying the Hold Deposit, the entire amount is forfeited. The Hold Deposit is not a security deposit, but it is applied toward your total move-in amount once the lease is finalized. This is a no pets, no parties home designed for responsible, professional tenants. Overnight guests require written approval at least 7 days in advance. Storage is limited to the closet space in each private room, and tenants must maintain exceptional cleanliness in both private and shared areas. If standards are not met, a professional cleaning service may be called in at the tenant's expense. Utilities: Tenants share the cost of electricity and water, typically split evenly among occupied rooms. The landlord covers natural gas, sewer, trash, and Wi-Fi. Note: Traveling medical professionals or medical students may provide proof of travel assignments or university enrollment documents in place of a credit report.
