This owner of this cottage home has the following payment guidelines: Seller will open an account where renters bank so that the renters can set up billpay (direct deposit) The payment goes in always on the 1st of the month. This reduces late fee issues and transporation/holiday closing issues. If rent is not paid by the 1st of the month, a late fee of $150 every three days will tacked on and become part of the that month's rent. Should renters ever be more than 2 weeks late an eviction notice may be served via text, email, hand delivery or phone. If renter is caught with a pet there is a fee of $400 and renter could possibly get evicted. Rent due up front before moving in is two months ($1550 X 2) plus a $1000 deposit. (rent+security deposit) Rent may be prorated depending move in day. Deposit may not be refunded in the case of "property damage caused directly by renters". A walk-thru before the renter exits the lease is mandatory for this purpose. No Smokers, $1200 fee if renters caught smoking. Renter responsible for proper lawn maintenance. No pets and no smoking fees are strict policies. If ever vacant from the property for more than 10 days notify the owner directly.
