Proposed Lease Terms for 100 Crystal Ct The lease shall be for a minimum of 12 months. Only tenants listed and approved on the lease may live in the home. No additional occupants, roommates, or long-term guests are allowed without prior written approval from the landlord. No subletting is allowed. The tenant may not rent out the home, any room, basement, or portion of the property to anyone else. This includes Airbnb, VRBO, short-term rentals, room rentals, or informal roommate arrangements. This is a no-smoking and no-vaping property. Smoking, vaping, marijuana, tobacco, or similar substances are not allowed inside the home, garage, basement, screened porch, deck, or any enclosed/semi-enclosed area. Any smoke odor, staining, residue, or damage will be the tenant's responsibility. Tenant must follow all HOA and Lake of the Woods community rules, including parking, trash, noise, lawn, exterior appearance, and amenity rules. Any HOA fines or violations caused by the tenant, occupants, guests, or pets will be the tenant's responsibility. Tenant is responsible for basic upkeep and routine maintenance of the home, including keeping the property clean, sanitary, and in good condition. Tenant responsibilities include: Replacing HVAC filters regularly Replacing light bulbs as needed Replacing smoke detector/carbon monoxide detector batteries as needed Keeping appliances clean and using them properly Keeping drains, sinks, tubs, and toilets free from clogs caused by tenant use Taking out trash and recycling according to HOA/community rules Preventing pest-attracting conditions Keeping the home properly heated in cold weather to help prevent frozen pipes Promptly reporting leaks, water issues, electrical issues, appliance problems, pest concerns, or needed repairs Tenant is responsible for routine lawn care and exterior upkeep, including: Mowing Weed control Edging Leaf removal Keeping walkways, driveway, porch, deck, and exterior areas clean Removing reasonable yard debris Keeping landscaping neat and HOA-compliant Properly storing trash bins Tenant may not remove trees, shrubs, landscaping, paint, make alterations, install fixtures, mount TVs, change locks, or complete repairs without prior written approval from the landlord. Tenant is financially responsible for damage caused by the tenant, occupants, guests, pets, misuse, neglect, failure to report problems, smoking/vaping, clogged drains, unauthorized alterations, or HOA neglect. No pets are allowed unless approved in writing by the landlord and included in the lease or pet addendum. If pets are approved, the tenant is responsible for all pet-related damage, odor, stains, waste removal, lawn damage, and HOA violations. Tenant is responsible for keeping all utilities active during the lease term unless otherwise stated in writing. Landlord may conduct periodic inspections with proper notice as allowed by law to check the condition of the home, lawn care, HVAC filters, smoke detectors, unauthorized occupants, pets, smoking, needed repairs, and HOA compliance. Failure to follow these terms may be considered a lease violation.
