Lease terms

The utility is $80 (not included in the rent) and includes water, electricity, sewage, high-speed Internet, and bonus perks of clubhouse access (pool, gym, recreation), etc. We prefer tenants who plan to stay for at least 6 months or longer. The security deposit is one month's rent. There's a non-refundable $39.99 Credit/Background check fee. If you have recent checks done, we will accept a copy of it. About us: I'm an artist, photographer, writer, musician, and teacher who works at home most of the time. My wife is a homemaker who loves gardening (see the photos of the beautiful garden she landscaped in the backyard) and cooking (she will spoil you with a lot of yummy food--you've been warned). We are quiet, low-key, easy-going, and keep to ourselves. We are homebodies and don't go out much (our idea of a good time is great movies, TV shows, books, music, and video games). We don't throw parties or have guests over often, but I do have students coming over for private lessons a few times a week. Our home is our sanctuary where we can be comfortable, relax, and enjoy peace and quiet. Besides what's already mentioned, we also would prefer someone who: -Has income at least 3x of rent -Doesn't smoke indoors/do illegal drugs/drink heavily (to the point it causes problems) -Indoor cats are okay, but no dogs -Does very light cooking that won't create a lot of grease splatter and smoke (because there's no range hood upstairs in the loft). There's only the usage of a portable hotplate, microwave, and toaster oven. You can also use air fryer if you have one. -Won't have friends/romantic partners over often. Once a while is okay -Cleans up and doesn't leave unwashed stuff in the sink -Don't leave lights/fans/heaters on when not using the room/area and wastes energy -Have an easy-going personality and get along easily with others. No drama -Considerate towards others (won't blast music, talk loudly on the phone with the door open, make a ruckus, make noise early in the morning and wake others up, etc.) -Responsible and prompt

About the building

We're renting out one of our bedrooms, with 150 sq. ft. (Room B in the photos), and is ready for moving on March 27th.… We have some simple furniture provided (desk, shelf, bed) but you can also choose to bring your own too if you want. Our house is a nice 2,436 sq ft, two-story model home, located in a quiet, safe, and friendly neighborhood in Lincoln. We're located near Highway 65 (Ferrari Ranch Road exit), and there are restaurants and shopping centers within walking distance (and also a community clubhouse with two swimming pools and fitness center, which you can use). The bathroom has two sinks, and the bathtub/shower and toilet are in a separate room separated by a door, so one person could be using the sink while the other is showering or using the toilet. There will be another person sharing this bathroom. There's a loft with a table, elliptical machine, refrigerator, portable hotplate, toaster oven, and microwave that can be shared by the two tenants (we prefer if you only do very light cooking that won't generate smoke and grease because there's no range hood in the loft). There's driveway parking (HOA doesn't allow parking on sidewalk overnight) and you will need to have a spare key of your car for us (or keep your only key downstairs), in times when you're not home or asleep, and your car is blocking the driveway and we can't get our car out of the garage. There's a washer and dryer in the house.
