No muddy outdoor gear (e.g., shoes, gear, wetsuits) may be cleaned in the washer. Tenant may be responsible for damages or cleaning if this occurs. 7. Utilities Rent includes electricity, water, internet, and trash services. Gross overuse of A/C or water may result in additional charges at the Landlords' discretion. 8. Shared Living Responsibilities Tenant agrees to: Maintain clean common areas. Clean kitchen/shared areas after use. Regularly take out trash. Keep personal items in private spaces. Respect furniture and appliances. 9. Animal Safety & House Rules Animals live on the Premises. The following are non-negotiable: Doors: Must remain closed at all times. Windows: Only open when Tenant's door is closed. No cats in Tenant's room. Guests: No overnight guests without prior written approval. Liability: Tenant is fully liable for any harm to animals due to negligence. Violations may lead to immediate termination and forfeiture of deposit. 10. No Smoking Policy Absolutely no smoking indoors or anywhere on the Premises. If smoke or ash is seen or detected, a $200 fine will be assessed per occurrence. 11. Breaking the Lease If Tenant leaves early for any reason: Full rent for that month is still owed. The entire security deposit will be forfeited. A 30-day written notice is required but does not waive financial obligation. 12. Right of Entry Landlords may enter with 24 hours' notice for inspection, maintenance, or showings. In emergencies (fire, flooding, danger to animals), no notice is required. 13. Alterations & Repairs No permanent or cosmetic changes without prior written consent. All damage must be reported immediately. 14. Default & Eviction Violations such as non-payment, rule-breaking, or endangering animals constitute default and may result in immediate lease termination and legal action.
