Lease terms

Month-to-month lease. A minimum of two (2) weeks' written notice is required prior to vacating the property. Monthly rent includes sewer, trash service, internet, lawn mowing, and tree trimming. Landlord will pay up to $100 per month toward the electricity bill. Any electricity charges exceeding $100 in a billing cycle are the responsibility of the Tenant and are due with the following month's rent. No smoking, illegal drugs, or pets are permitted anywhere on the premises. Vaping is permitted outdoors only. Tenant is responsible for keeping the property clean and in good condition and for placing the trash container at the curb for pickup each Monday. This is a quiet lakeside neighborhood. Quiet hours and respectful consideration of neighbors are expected. Parties, large gatherings, and excessive noise are not permitted. Tenant is required to maintain renters insurance throughout the tenancy and provide proof of coverage upon request.
