Residential Lease Terms & Conditions 1. Property The premises consist of a 3 bedroom, 2 bath residential dwelling ("the Property"). Tenant agrees to use the Property solely as a private residence for the individuals listed on the lease. 2. Lease Term The lease begins on the agreed start date and continues until the agreed end date unless renewed or terminated according to the lease terms. 3. Rent Monthly rent amount: $____1850.00______ Rent is due on the _1st__ day of each month. Payments not received by 11:59 PM on the _7th__ day of each month will be considered late. 4. Late Fees A 10% late fee will be charged on any rent not paid by the due date. Additional fees may apply if allowed by state law for returned payments. 5. Security Deposit Tenant shall pay a security deposit of $____1500.00______ prior to move in. The deposit may be used for unpaid rent, damages beyond normal wear and tear, or other charges permitted by law. 6. Utilities - Basic Trash service is included. Tenant is responsible for all utilities, including electricity, gas, water, and internet. Tenant must keep utilities active throughout the lease term. 7. No Smoking Policy Smoking of any kind is strictly prohibited inside the home, garage, or within 25 feet of doors and windows. This includes but is not limited to: Cigarettes Cigars Pipes Vaping/e cigarettes Marijuana (medical or recreational) Violations may result in cleaning fees, damage charges, or lease termination. 8. Occupancy Limits Only the individuals listed on the lease application may reside at the Property. Guests staying longer than 14 consecutive days or 20 days in a year require written approval from the landlord. 9. Maintenance & Repairs Tenant responsibilities: Keep the Property clean and sanitary. Promptly report maintenance issues. Replace light bulbs, air filters, and smoke detector batteries as needed. Maintain the yard. Landlord responsibilities: Maintain major systems (HVAC, plumbing, electrical). SITE has SEPTIC TANK. Overuse of water can cause tank to overflow. Disposal of rags/paper towels/grease is prohibited. If plumbing is damaged due to Tenant misuse, the tenant shall pay for the damage. Pumping of septic tank once every five years is considered normal preventive maintenance which Landlord gladly pays for. Address structural or safety issues. Damage caused by tenant negligence will be billed to the tenant. 10. Alterations Tenant may not paint, remodel, install fixtures, or make any alterations without written permission from the landlord. 11. Pets allowed with written approval and applicable pet fees. 12. Rules & Regulations Tenant agrees to: Not disturb neighbors or create excessive noise. Not engage in illegal activity on the Property. 13. Entry by Landlord Landlord may enter the Property with 24 hour notice for inspections, repairs, or showings, except in emergencies. 14. Move Out Requirements Tenant must: Return all keys. Leave the Property clean and free of trash. Repair or pay for any tenant caused damage. Provide a forwarding address for deposit return. 15. Governing Law This lease is governed by the laws of the State of Georgia.
