Our goal is to provide a clean, comfortable, and respectful living environment while maintaining clear expectations for both the tenant and landlord. Lease Term Lease duration: 24 months The longer the duration of the lease the more discount tenant will receive. Renewal options may be discussed prior to lease expiration. Utilities Tenant is responsible for: * Electricity * Gas (if applicable) * Water/sewer (if applicable) * Internet/cable * Any other tenant-selected services Property Care & Maintenance Tenant agrees to: * Keep the townhouse clean and in good condition. * Properly dispose of trash and follow community/HOA guidelines. * Replace basic items such as light bulbs, air filters, and batteries when needed. * Report maintenance issues promptly to prevent further damage. Landlord will remain responsible for major repairs and systems unless damage is caused by tenant misuse or negligence. Community & HOA Rules Tenant agrees to follow all neighborhood and HOA rules, including: * Parking regulations * Noise restrictions * Exterior appearance requirements * Trash and community guidelines Any HOA violations caused by tenant, guests, or pets may be charged to the tenant. Pets Pets are: Allowed but the number of pets is negotiable Smoking Policy: No smoking or vaping is permitted inside the property. Guests Tenant may have guests but is responsible for: * Guest behavior * Any damage caused by guests * Following community rules Long-term occupants must be approved by the landlord and added to the lease. Alterations Tenant may not make permanent changes, paint, install fixtures, or modify the property without written approval. Move-Out Requirements Before move-out, tenant agrees to: * Remove all personal belongings * Clean the property * Return all keys/remotes/access devices * Leave the property in the same condition as received, excluding normal wear and tear Respectful Living Expectation We want this home to be a comfortable place for everyone.
