Lease terms

House Rules: 1. Absolutely No Parties will be allowed on, in, near, and around the premises. 2. Smoking of any kind is never allowed anywhere within the house. SMOKING IS PERMITTED OUTSIDE IN THE BACK YARD ONLY. We have a smoking receptacle for you convenience. Having to clean up discarded smoking butts of any kind may lead to an additional clean up charge that can be withheld from the deposit. 3. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit. 4. Keep the property and all furnishings in good order 5. Only use appliances for their intended uses 6. Pets are permitted only with prior approval 7. Do not climb trees, play on trailer, or get on the roof 8. We do not allow firearms and/or fireworks on premises 9. Do not dismantle or disable smoke detectors. If it's making noise, please contact Property Manager 10. Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. See Exhibit B 11. Any garbage must be stowed in the proper garbage or recycling receptacle, located on the north side of the home where the house keeper may dispose of it. 12. Pool Rules: a) There is NO lifeguard on duty. Swim at your own risk b) All children under 14 must be accompanied by an adult to swim c) No diving allowed in the pool d) It is recommended that you do not swim alone e) An adult (18+) must be at pool edge or in the water supervising children that cannot swim or are not strong swimmers f) Do not run on decks. Horseplay, chicken play, throwing people & spitting is forbidden in the pool and on deck g) NO glass containers no smoking no gum no water balloons in any pool or deck areas h) No pets allow in the pool or pool area i) Notify Property Manager of vomit, potty, or any incidents immediately j) All pool area rules apply to kiddy pool area. Read and follow all signage posted on deck. 14. Guests may not create excessive noise at a level that disturbs neighbors. Code enforced neighborhood quiet hours are from 10:00 p.m. 8:00 a.m. This property has noise monitoring system called Noise Aware on the exterior of the property and in common areas within the house. This system will send the property managers a notification if noise levels reach an unacceptable volume. This system in no way listens or records sound, it will only detect noise levels and send notifications. 15. The property has surveillance devices in use on the exterior of the property and in common areas within the house. These areas include, Exterior - North, East, West and South sides of the property including, front yard, front walk way, front door, back door, back patio, pool and pool lounging areas, back BBQ grill area, side RV parking area, drive way and casita in the back, interior living room, day room, and kitchen. Video footage is not shared and is recorded for liability reasons in the cases of a break-in, death, injury, guests sneaking in pets, guests disregarding the maximum occupancy allowed, and in no way infringes upon the guests' expectations of privacy in these public areas of the property. 16. Any attempt at disabling or obscuring the cameras is prohibited and may result in the guest being evicted without refund. The full deposit will be forfeited if any of the above are found.
