Lease terms

1. Credit Requirements Minimum credit score required: 670. Credit report must show no recent evictions within the past 7 years. Credit report must show no unpaid landlord collections. Accounts in collections may be reviewed on a case-by-case basis depending on age, amount, and type. Medical collections and student loan delinquencies are not factored heavily. Credit history must demonstrate a pattern of on-time payments and responsible financial behavior. 2. Income Requirements Minimum 3x the monthly rent in gross monthly income. Income must be verifiable through: Recent pay stubs. W-2 or tax returns (if self-employed). Employment offer letter (if newly hired). Gig-workers, hospitality workers, and tip-based income are acceptable with proof. 3. Background Check A criminal background check will be conducted. No automatic denials all results are reviewed case-by-case as recommended by HUD. Violent felonies, property damage crimes, and crimes that pose safety risks may result in denial. 4. Rental History In addition to credit requirements above, positive rental references preferred (if available) and first-time renters are acceptable with strong credit and income. 5. Identification Required Valid government-issued photo ID. Valid Social Security Number required for screening. 6. Move-In Requirements First month's rent. Security deposit equal to 1 month rent.
