Lease contingent on 3.25x income to rent, 650+ credit and 1+year of same employer employment. Tenant is responsible for setting up utilities in their name, owner to reimburse up to $25 for connection fee. Pets are allowed with a pet deposit of $250. Tenant is responsible for mowing lawn, owner may occasionally mow lawn and water trees. Only named tenants on lease may reside within property. Default lease duration is 1 year unless otherwise specified. Rent is due on first business day of the month. Late fees are accrued at an APR of 10% after grace period of 10 calendar days. Tenant is responsible for snow removal. Owner will replace furnace filters and provide all HVAC and utility maintenance and repairs. Tenant must report all property defects, damages, or malfunctions immediately to the Landlord. This obligation covers plumbing, electrical, structural, heating, cooling, and appliance issues. Failure to report any damages constitutes a breach of lease agreement. Owner to provide minimum of 24 hour notice to tenant to access property unless otherwise requested by tenant. No smoking within the house. Tenant is not to change locks on property without obtaining permission from owner. Tenant is responsible for any property damage incurred during occupancy with the exception of weather related damage and other force majeure events. Tenant is prohibited from subleasing the property or assigning the lease. Tenant is prohibited from altering the property without obtaining owner's consent. At the end of the lease tenant is subject to move out inspection and if property is not in a reasonably same condition as it was at the beginning of lease may be subject to forfeiture of security deposit. Security deposit to be placed in a certificate of deposit of the length of the lease and tenant is entitled to all interest accrued in the event security deposit is not forfeited through damages or other breaches of contract.
