Lease terms

One year lease term. First and last months rent and a $5000 security deposit is required for leasing. Rent will be due on the first day of every month. * The security deposit of $500 will be held in an escrow account, and returned to tenant 30 days after vacating property, if no damages were made to the home. * A non refundable fee of $200, may apply for cleaning after vacating the home. * Late fees will apply if rent is not paid by the 3rd day of each month. * $30 per day late fees, with a 3 day grace period. Electronic payments will be required such as Zelle, Venmo, Apple Pay, ect * Tenant/s will be responsible for electric bills, no water or internet bills (provided by landlord) Occupants must be registered at all times. Repairs and maintenance to the home should be addressed as soon as possible. Management should be notified as soon as there's awareness of a problem. If any damages were caused by neglect or abuse by tenant, the tenants will be responsible for any expenses. Tenant/s responsible for keeping the surrounding grounds clean with no trash. Property must be keep clean at all times Tenant/s are responsible for taking the trash out to the curb (Monday's and/or Thursdays) No cars are permitted on the front lawn of the home. There will be assigned parking spaces. A small dog (home trained permitted) or a cat, no other animals. Guest must also be registered if staying for more than 3 days at the property. Smoking prohibited inside the home and proper disposal of buds will be required. Both management and the tenant/s have responsibilities to maintain the premises. Any damages/repair request must be sent in writing. Property management will give a 24 hour notice prior to entering the home for repairs/evaluations. Property management will arrange/provide a professional lawn, garden and tree care. No Subleasing permitted. Notification must be in writing 60 days in advance if, breaking the least. Notify management at least 60 days before the lease expires with intentions.
