Lease terms

Pet Policy: - A maximum of two (2) dogs are permitted. Dogs must be non-aggressive breeds, subject to approval. - A non-refundable pet fee of $350 per dog, per stay is required. - Tenants are responsible for cleaning up after their pet(s) at all times. Optional monthly pet cleaning services are available upon request. - If pet waste or related cleanliness issues are not properly addressed at the end of the lease, a $500 pet waste remediation fee will be deducted from the security deposit. Lease Term & Renewal: Lease renewals are permitted with a minimum of 30 days' advance written notice, subject to availability and owner approval. Smoking Policy: Smoking and vaping are strictly prohibited anywhere on the property. Utilities & Services: Monthly rent includes utilities, subject to the following caps: Water: up to $200 per month Electricity: up to $300 per month AT&T Fiber Internet service and waste removal are included at no additional cost. Utility usage exceeding the stated caps will be billed to the tenant. Cleaning Fee Upon lease termination, a $650 deep cleaning fee will be deducted from the security deposit. Maintenance & Minor Replacements Tenant is responsible for minor consumable items such as batteries, light bulbs, and similar incidentals. Costs for such items shall not exceed $100 per stay.
