Lease terms

No pets, no drugs, no partying, no smoking, no drama. Single occupancy only. Kilauea is a beautiful, quiet neighborhood with amazing and respectful residents. We ask that you please be respectful of the neighbors and neighborhood etiquette. All utilities consisting of gas, electric, water, trash pickup, wi-fi and internet are included in the monthly rental price as well as a shared washer/dryer and dedicated parking spot. Phone service, cable tv, and mail service are not included. Owner is responsible for mowing, landscaping and maintaining the yard and garden. First month's rent and $2,000 deposit due upon signing. Six month lease required, then month-to-month afterwards. Deposit is non-refundable if lessee does not complete lease obligations or fails to occupy the premises. Deposit will be returned in full within 60 days of tenant fulfilling lease obligations and vacating the premises, as long as the apartment is deep cleaned and in the same or better condition than it was when moving in. Landlord reserves the right to conduct periodic inspections, and will give 14 days notice to tenant prior to inspection. Applicant must provide a copy of drivers license and submit to and pay for a background check as a requirement for consideration.
