RENTAL CRITERIA Renter is responsible for turning on and paying all utilities, internet, and all lawn care including watering the lawn. PROPERTY POLICIES: No pets preferred. No aggressive or large dogs. No barking dogs that disturb the peace of others. If your pet is allowed must show proof of vaccinations, spayed or neutered. Extra non-refundable security deposit required. No smoking is allowed inside the house AT ALL. No pools, trampolines, or firepits allowed unless you provide proof that you have riders on YOUR renter's insurance that cover all liabilities and/or all damage to the property. BE RESPECTFUL TO NEIGHBORS: no loud music or other noises or activities that disturb the peace RENTAL HISTORY CRITERIA: 0 evictions No more than 1 late rent payment in a 12 month period No more than 1 noise complaint in a 12 month period No broken lease agreements/eviction processes/or destruction of property with previous landlords No inaccurate, falsification, or incomplete rental applications INCOME REQUIREMENT: Requires that the tenant does not spend more than 1/3 of their gross monthly income on rent. Deniable factors: lack of proof of income; falsification of income; cannot meet income requirements Final recommendation will be dependent on income, rental and employment history EMPLOYMENT HISTORY CRITERIA: 12 month of employment with current employer or in same line of work. Possible exceptions include: Retired or self-employed applicants will require most recent tax returns of 3 months of bank statements to verify income Military personnel required to provide L.E.S. for proof of employment International students, proof of ability to pay and an I-20 Final recommendation will be dependent on income, rental and employment history CREDIT HISTORY CRITERIA: Various factors will be used including: 620 or above credit score. Below this may require an additional deposit or a denial Bankruptcy discharge will result in possible denial. Unpaid rental collection and/or judgment/ eviction or open bankruptcy will result in denial. Final recommendation will also be dependent on income, rental and employment history. Judgements and/ or liens in excess of $100.00 may result in denial PUBLIC RECORDS CRITERIA: An eviction and criminal records search may be conducted as part of the screening process. DENIABLE FACTORS INCLUDE THE FOLLOWING: Murder, Kidnapping, Manslaughter, Theft, Assault, Forgery, Burglary, Vehicle prowling, Robbery, Malicious mischief, Sexual related offenses, Arson, Reckless burning, Delivery or sale of controlled substances, Possession with or without intent to deliver, Manufacturing with or without intent to deliver.
