Lease terms

LEASE TERMS: Available for midterm rental of 30 days or more of 1-6 months. The unit is fully furnished with garage parking included. All utilities included in the rent, including heat, water, trash, recycling, electric, high speed Google fiber internet/wifi. Any other utilities or services not mentioned will be the responsibility of the Tenant. The Landlord requires a payment in the amount of $800 ("Security Deposit") for the faithful performance of the Tenant under the terms and conditions of this Agreement. Payment of the Security Deposit is required by the Tenant upon the execution of this Agreement. The Security Deposit shall be returned to the Tenant within 14 days after the end of the Lease Term less any itemized deductions. This Security Deposit shall not be credited towards any Rent unless the Landlord gives their written consent. The Tenant is required to pay the first (1st) month's rent upon the execution of this Agreement. Subsequent rent is due at the beginning of the month. There shall be a penalty of $20 due every day rent is late, up to $400. Rent is considered late when it has not been paid within 5 day(s) after the due date. If the Tenant pays the Rent with a check that is not honored due to insufficient funds (NSF), there shall be a fee of $30 per incident. A parking pass for parking garage is included. Street parking is available throughout the Plaza. Please follow signages for parking rules in each area. Country Club Plaza garages do not allow for overnight parking. Landlord assumes no responsibility for any damages, lost or stolen items to your property. A replacement parking pass fee is $25, and may take a minimum or 7-10 business days. Premises includes a gated entrance. A keyfob and unique code will be provided to you during your stay. Please do not share with any unknown persons. There are also security cameras throughout the building installed by the HOA. No indoor cameras will be installed by Landlord. Replacement for a missing keyfob is $20, and may take a minimum or 7-10 business days. Please be respectful of the use of common areas including the entrance, mailboxes, elevator and basement/laundry room. No pets allowed. No smoking. No parties or loud noises after 10pm. Any guests staying over 14 days must be included in the rental agreement. Shall have the right to terminate this Agreement at any time by providing at least 21 days' written notice to the Landlord without any early termination fees. During the notice period for termination the Tenant will remain responsible for the payment of rent. The Tenant shall not be able to sublet the Premises. The consent by the Landlord to one subtenant shall not be deemed to be consent to any subsequent subtenant.
