Lease terms

12-month lease minimum. First month's rent and security deposit due at signing. **Smoking Strictly prohibited. No smoking or vaping of any kind cigarettes, cigars, or cannabis inside the home, on porches, decks, or anywhere on the property. Violation is grounds for immediate lease termination and forfeiture of deposit. **Lawn & yard care Tenant is responsible for all routine lawn and yard maintenance and must supply their own equipment. Mowing at minimum once per week during the growing season (approximately April through October), including trimming and edging along walks, beds, and fence lines. Standard seasonal care is also the tenant's responsibility: leaf removal in fall, keeping beds and walkways clear of weeds and debris, and clearing snow and ice from sidewalks and driveway within 24 hours of accumulation. Failure to maintain the yard may result in the owner arranging service and billing the tenant. **Maintenance Tenant handles routine upkeep furnace filters, light bulbs, smoke detector batteries, keeping drains clear. Owner handles structural, plumbing, electrical, and HVAC repairs. All issues must be reported promptly in writing. **Other Renter's insurance required. No subletting or unauthorized occupants.
