Lease terms

1. LEASE. This lease is not assignable by the tenant, nor may the house or any portion thereof be sublet by the tenant without prior written consent of the landlord. 2. SECURITY DEPOSIT will be held by the landlord to secure the tenant's obligations including rent, repairs, and/or cleaning charges. The tenant may not use the security deposit for rent at any time, including the last month's rent prior to vacating the house. 3. UTILITIES. Tenant will be responsible for contacting Duke Power and Kannapolis City Sewer and Water in order to establish accounts in tenant's name. Tenant will be responsible for payment of the following utility services beginning the first day of tenancy and ending when the tenant makes arrangements to have the service discontinued: electricity, water, telephone and cable/satellite television. 4. ALTERATIONS. Tenant will make no alterations to the property, including painting of walls, ceilings, and/or floors, the installation of ceiling fans, and the installation of new locks without prior written consent of the landlord. 5. PETS. Pets will not be permitted. 6. LAWN MAINTENANCE. Tenant is responsible for maintaining the lawn surrounding the property. This includes mowing and raking leaves so that the yard is not unsightly. 7. APPLIANCES. Appliances are provided for use by tenant. Landlord will not be responsible for repair or replacement of this (these) appliance(s) should it (they) fail during the term of this lease. Appliances present include: oven, refrigerator and dishwasher. 8. LIABILITY. Landlord shall not be liable to the tenant for any damages caused to them or their persons or property by water, rain, snow, ice sleet, fire, storms, or accident, or by breakage, stoppage, or leakage of water, gas, heating, or sewer pipes upon, about, or adjacent to the premises. Landlord shall not be liable to tenant for losses occurring through theft or burglary. Landlord recommends purchase of renter's insurance to protect against such losses.
