Terms at this listing

1. Agreement of Lease. The Landlord hereby leases to the Tenant, and the Tenant hereby leases from the Landlord, the premises located at 6946 Azalea Grove Drive, Jacksonville, Florida 32258, together with any furnishings, appliances, and personal property listed in the attached inventory (collectively, the "Premises"). 2. Lease Duration. The term of this Lease shall be for a period of twelve (12) months (the "Initial Term"), commencing on 12/1/2025 and ending on 11/30/2026 3. Furnished Nature of Premises. The Premises is leased fully furnished. An inventory of all furniture, appliances, and household items is attached as Exhibit A and incorporated into this Lease. The Tenant agrees to maintain all furnishings in good condition, subject to normal wear and tear, and will be responsible for the repair or replacement cost of any damaged items at the end of the tenancy. 4. Automatic Renewal & Termination. Upon expiration of the Initial Term, this Lease shall automatically convert to a month-to-month tenancy under the same terms and conditions, unless either party provides written notice of termination at least sixty (60) days prior to the end of the Initial Term or any subsequent rental period. For a month-to-month tenancy, either party may terminate this Lease by giving the other party at least sixty (60) days written notice. 5. Security Deposit. Upon execution of this Lease, the Tenant shall pay a Security Deposit in the amount of $[Amount Equal to 1-2 Months' Rent] to be held by the Landlord as security for the faithful performance of the Tenant's obligations hereunder. This deposit is refundable subject to the terms of Florida Statutes 83.49. 6. Rent.
