Completely separate & private ADU apartment with its own entrance on side of the house. Security gated.… Has its own separate street address & mailbox. Includes a separate 10 x10 office area that's been converted into a bedroom type setup (similar to a typical small bedroom....see photos). Connected to the rear portion of my 5-bedroom house in one of the nicest sections of Huntington Beach (2 miles from the beach). There's just one common wall with the main house (sound-proofed). I'm renting this on a month-to-month lease but it can be available on an ongoing basis (I'm seeking ONLY renters planning to stay at least 6 to 12 months, but you would always have the right to give 30 days' notice). Will consider one small dog under 30 lbs (there's a doggy door leading to a gated side yard). **Note: BE SURE TO READ ALL RESPOND WITH THE DETAILS REQUESTED IF YOU WANT TO HEAR BACK FROM ME. Everything's included. All you'll need to bring are your clothes and your laptop (no space available for any of your own furniture or for storage of large or bulky personal items). Full kitchenette with 9 cubic fridge, microwave, toaster oven, induction cooktop, multi-cooker, blender, Keurig, dishes, cookware, silverware, towels/linens/blankets, WiFi, 2 TVs with Roku, Netflix, AppleTV, Paramount+. Ceiling fans, AC/heater combo, full XL mattress, good closet space and extra-large dresser drawers. Full size washer/dryer inside. Utilities (gas, electric, & water) are also included. $2000 security deposit required (fully credited towards last month's rent if you give the proper 30 days' notice). As this is located in a quiet residential neighborhood, and is adjacent to my own residence, I am ONLY seeking tenants who will respect the quiet hours of the property. I also have a STRICT policy that this is a 100% smoke-free and drug-free property (including no smoking, vaping, or cannabis). NON-SMOKERS ONLY! I'm a 76-year-old retiree, live alone with my dog, very quiet. For anyone interested, please tell me (via email) a bit about yourself, including your current employment/occupation, verifiable income details (all legal sources of income and housing subsidies are accepted), your reason for moving, and your target move-in date. Applicants must meet our standard screening criteria, which include verifiable income of at least 3.5x the monthly rent, and only credit scores above 700 will be considered.
