Parties & Guests No parties or gathering events Only registered # of guests on the reservation are permitted Unauthorized guests or visitors are not allowed. (allowing them without permission is a violation) Smoking No smoking of any kind anywhere inside the house, garage, or driveway, or near windows. Smart smoke detectors are installed Smoking is allowed off-premises only (Guests must dispose of buds properly) Smoking or tampering with detectors will result in fines up to $2,500 and immediate removal Noise Low Noise Hours: 10:00 PM 8:00 AM No street nuisance. (Please be mindful of neighbors) Noise Monitoring Devices Installed (Devices do not record audio) Sustained noise over 90 dB for 5+ minutes triggers an immediate alert to guests. This typically only happens with loud music, parties, shouting/screaming, or similar high-volume activity. Repeated violations and disturbances after notification may result in reservation cancellation and removal Normal conversation & TV volume, casual music, cooking, laughing, etc., will not trigger anything. LOCATION CONSIDERATIONS Our home is conveniently located near major roads, so light traffic noise may occur. In addition, due to the proximity to nature and variability of Houston's weather conditions, you might witness bugs, rodents, or small wildlife despite our proactive pest-control efforts. We take preventative measures, but we cannot fully stop or control them. We will certainly do our best to help fix the issue as time permits. Though we do not issue any sort of refunds in these cases, if any guests witness them during their stay. SECURITY DEPOSIT or DAMAGE WAIVER (REQUIRED) Guests are required to select one of the following options after booking via the secured Guest Hut portal: - $29 per night nonrefundable damage waiver (capped per stay), or - $750 refundable security deposit This is a required step for all reservations to complete before check-in and will be collected externally via a secure guest portal. PET POLICY AND FEES - No pets at any time - Violations may incur a $500+ fine and/or immediate reservation cancellation AGE REQUIREMENT & ID VERIFICATION - Primary guest must be 22+ - Guests 1822 may book with a $49 one-time fee (per reservation, one guest only) - All guests 18+ must complete ID verification before check-in Verification includes: government-issued ID, selfie verification, and signing the rental agreement/house rules in your Guest portal after reservation.
