This Hotchkiss Colorado guest home sits on a 40 acre parcel, detached from the main home, with some of the best views in the North Fork Valley. The guest home was built in 2023 and has all modern upgrades including slab granite counters, hardwood plank flooring, and modern, stainless steel appliances. The guest house contains in-floor radiant heating and a mini-split heat pump system for air conditioning and to supplement heat. It has a large deck off the south side with views of the West Elk mountains, San Juan range, the Uncompahgre Plateau, and the Black Canyon of the Gunnison National Park. The second bedroom in the home is relatively small and is furnished with a twin day-bed with a trundle twin-bed underneath that can raise up to provide an additional queen bed. The second bedroom can also be used as an office area. The infrastructure, on-site for high-speed fiber internet is in place and we expect to be connected to the fiber internet soon. For now, internet is available and works well at the guest house, but is slower than the fiber will be when installed. A semi-private road borders the west side of the property leading to trails on 7,000 acres of BLM land that is heavily forested and to the nearby Grand Mesa National Forest. The BLM is approximately 1/4 mile north of the property, so, bring your hiking boots and mountain bike to enjoy this lightly used public land.
