Lease terms

Financial Terms: Total rent is due on the 1st of each month. Late fees apply immediately after the agreed upon terms. A $4800 security deposit will be held in accordance with Oregon Revised Statutes (ORS 90.300) and applied directly to unpaid balances or property damage exceeding normal wear and tear. Utility & Services: Utilities are not included in the rent. The tenant is solely responsible for establishing, maintaining, and paying all utility services (including water, sewer, electricity, gas, trash, and internet) directly to the providers. Occupancy Limits: The premises shall serve strictly as a private residential dwelling for listed occupants only. Subletting, assignments, and short-term or vacation rentals (e.g, Airbnb) and all others are strictly prohibited. Property Standards: Smoking and unauthorized pets are strictly banned. Tenant's must submit all maintenance requests in writing. Tenants shall make no structural alterations, painting, or lock changes without written authorization. Liability and Insurance: The landlord is indemnified against personal injury or property damage claims. The tenant must maintain an active renter's insurance policy throughput the entire tenancy.
