12-month lease preferred. Monthly rent is $3,000 and is due on the 1st day of each month. Security deposit is $3,000, due at lease signing. First month's rent is due before move-in. Tenant is responsible for electricity, natural gas, water/sewer, telephone, cable, and internet. Trash service is included in the base rent. Pets may be considered with prior landlord approval. Approved pets are subject to additional pet rent of $50 per month per pet, with a maximum of 2 approved pets. Tenant is responsible for any damage, odor, waste, nuisance, cleaning, or repairs caused by pets. Pets must be properly licensed and vaccinated where applicable, kept under control, and may not disturb neighbors or damage the property. No unauthorized animals are permitted. Service animals and approved assistance animals are handled separately in accordance with applicable fair housing laws and are not considered pets. Tenant is responsible for keeping the property clean, disposing of trash properly, maintaining the yard/landscaping, and promptly reporting any maintenance issues. No smoking, vaping, or tobacco use is allowed inside the property or on the property grounds. Parking is included in designated parking areas only. Renter's insurance is required before move-in and must remain active throughout the entire lease term. Tenant must provide proof of coverage before keys are released. The policy must include at least $100,000 in personal liability coverage. Tenant is responsible for maintaining coverage for their personal belongings, personal liability, loss of use/additional living expenses, and any damage or injury caused by the tenant, guests, occupants, or approved pets. Landlord's property insurance does not cover the tenant's personal belongings or personal liability. Tenant must list the landlord/property owner as an additional interest or interested party for notice purposes. Tenant must provide updated proof of insurance upon renewal, policy change, or landlord request.
