Core Terms Lease term: 12 months preferred. Month-to-month after with 30-day written notice by either party. Rent: Due on the 1st of each month. Late fee of $50 (or 5 10% of rent) after the 5th. Security deposit: Equal to one month's rent (Utah standard). Refundable within 30 days of move-out after itemized deductions. Occupancy: Named tenants only. Maximum _2__ adults / _4__ total occupants. No additional occupants without written approval and background check. No smoking: Strictly prohibited inside the house, garage, or any enclosed structure. Smoking allowed only outdoors and far from the house. Violation is grounds for termination. Utilities (Split) Landlord pays: HOA dues and property taxes. Animals Dogs allowed with written approval, extra pet rent ($100/month per dog), and additional pet deposit. One horse allowed with written approval, extra rent ($500/month), and separate horse addendum covering: Proper fencing and shelter Manure management and fly control No breeding or commercial boarding Proof of current vaccinations and negative Coggins Tenant is fully responsible for any damage caused by animals and for cleanup of the acreage. Maintenance & Property Use Tenant maintains the interior in clean condition and handles minor repairs under $100. Tenant is responsible for routine yard care, water back lawn, share snow removal on driveways/walkways. Landlord handles structural, roof, HVAC, major plumbing/electrical, and septic No alterations, painting, or permanent improvements without prior written consent. The 5 acres may be used for personal recreation, gardening, or approved animals only. No commercial farming, storage of junk vehicles, or dumping. Gated entry: Tenant receives one remote/code. Additional remotes available for a fee. Gate must remain closed and locked. Other Standard Protections Renter's insurance: Required with minimum $100,000 liability coverage. Landlord must be listed as additional interested party. Vehicles: Maximum 3 personal vehicles. No unregistered, inoperable, or commercial vehicles stored on the property without approval. RVs/trailers allowed only in designated areas. Quiet enjoyment: No excessive noise, parties, or disturbances. Quiet hours 10 p.m. 7 a.m. Entry: Landlord may enter with 24-hour notice for inspections, repairs, or showings (except emergencies). Subletting / assignment: Not allowed without prior written consent. Move-in / move-out: Written condition checklist required at both ends. Professional carpet cleaning and full acreage cleanup required at move-out.
