LEASE TERMS AND CONDITIONS Rent and Deposit First month's rent and security deposit are due before move-in. Rent is due on the ___ day of each month. Late fees may apply if rent is not received by the due date. Utilities Tenant is responsible for all utility payments, including: Water Gas Electricity Internet, cable, and any other optional services Smoking Policy Smoking, vaping, or use of tobacco products is strictly prohibited inside the property. Any damages resulting from smoking will be deducted from the security deposit. Pet Policy A maximum of two (2) pets are permitted. Pet approval is required prior to move-in. Pet fees and/or deposits will be determined based on the size, breed, and number of animals. Tenant is responsible for any pet-related damages. Property Maintenance Tenant agrees to keep the property clean, sanitary, and in good condition. Tenant must promptly report any maintenance issues or repairs needed. Occupancy Only individuals listed on the lease agreement may reside at the property. Subleasing or assigning the lease without written permission from the landlord is prohibited. Quiet Enjoyment Tenant agrees to respect neighbors and maintain reasonable noise levels. Excessive noise, disturbances, or illegal activities are grounds for lease termination. Lawn Care and Trash Tenant is responsible for keeping the premises clean and free of debris. Trash must be disposed of properly and according to local regulations. Tenant is responsible for lawn care unless otherwise stated in the lease. Move-Out Requirements A written notice of at least 30 days is required before vacating the property. The property must be returned in clean condition, excluding normal wear and tear. Security Deposit The security deposit may be used to cover unpaid rent, damages beyond normal wear and tear, cleaning costs, or other lease violations. Any remaining deposit balance will be returned in accordance with Alabama law. Prohibited Activities Illegal activities are strictly prohibited on the property. Violation of local, state, or federal laws may result in immediate lease termination.
