Lease terms

This furnished private room requires a minimum 30-day lease and is limited to one adult occupant. A written rental agreement must be signed before move-in. Monthly rent is due on the first day of each month. Electricity, water, trash, and Wi-Fi are included. Any partial month following the initial 30-day rental period will be prorated based on the monthly rental rate. A refundable $150 security and cleaning deposit is required before move-in. The deposit will be returned after move-out, less any reasonable deductions for damage beyond ordinary wear and tear, excessive cleaning, missing items, unpaid rent, or other amounts permitted under the rental agreement. The renter has private use of the furnished bedroom, attached bathroom, and separate exterior entrance. The owner lives upstairs, and the laundry area is the only shared indoor space. Community pool access is included, subject to Arbor Walk community rules.
