Lease terms

1. Type of Rental You are renting a private bedroom only, not the whole house. * Shared access limited to: * Bathroom * Kitchen and designated common areas * All other rooms/areas are off-limits without permission 2. Rent * Monthly rent: $775 * Due: on or before the 3rd of each month * Late fees: * $30 flat late fee * $10 per day until paid (subject to Texas law) 3. Prorated Rent * Partial months charged at $27 per day 4. Early Move-Out / Breaking Lease *No early termination allowed for convenience * If you leave early, you may still owe: * Rent until end of lease or until re-rented * Fees, repairs, cleaning, and legal costs * Lease obligation continues even if you vacate 5. Landlord Exceptions Landlord may end lease early with 30 days notice if: * Property is sold, or * Landlord/family needs to move in 6. Rules for Use of Property Strictly prohibited: * Drugs or illegal activity * Smoking or vaping * Misuse of alcohol * Unauthorized guests or overnight guests * Subleasing or extra occupants * Unauthorized use of restricted areas 7. Serious Violations (Immediate Action) Considered major breaches: * Drugs, violence, criminal activity * Property damage * Unauthorized occupants or restricted-area access * Repeated rule violations Landlord may: * Start eviction immediately * Charge damages, rent, and legal fees 8. Maintenance * Landlord handles repairs after written notice (as required by Texas law) 9. Landlord Access * Landlord can enter for inspections, maintenance, or emergencies with reasonable notice when required 10. Surveillance * Video monitoring allowed only in exterior/common areas * No cameras in private bedroom or bathroom 11. Health / Quarantine Rule * Tenant must report illness or exposure * If sick/exposed, tenant must: * Stay in bedroom * Limit use of shared spaces * Quarantine up to 3 weeks (as stated)
