Leasing Terms Deposit & Rent Terms Rent is $1600 Lease duration: 1 year * Security Deposit: $2450 (refundable). Deductions may be made for Damages, unpaid rent, cleaning at move-out, and servicing or damage of the appliances within the duration of the lease contracts terms. * Rent is due on the 1st day of each month. * A 4-day grace period is allowed. * A $100 late fee a week will be applied after the grace period. Additional late fees may apply if rent remains unpaid. House Rules * Shoes must be removed inside the home to protect flooring. * Smoking is strictly prohibited inside the property. * Pets are not permitted. Utilities & HOA * Tenant is responsible for establishing and maintaining all utility accounts (electric, water, gas, internet, etc.) in their own name during the lease term. * HOA fees arent included in rent and will be paid by the tenant owner. * Tenant agrees to comply with all HOA rules and regulations. Any violations caused by tenant may be charged back to tenant. Property Condition & Amenities *Two number parking spots are available for this property with additional community visitor parking available. * Home includes washer and dryer, dishwasher, refrigerator, microwave, and gas fireplace. * Living room includes chandelier and artwork, that can be removed on request. * Upstairs carpet is approximately 4 years old; both upstairs bathrooms include bathtubs. * The Home must be maintained in a clean and well-kept condition consistent with move-in condition (normal wear and tear excepted). *Outside of the home the maintenance is kept up by the HOA, this does not include the sun room which is tenants responsibility. Maintenance & Repairs * Tenant is responsible for damage caused by misuse, negligence, or intentional acts. * Tenant is responsible for routine upkeep such as light bulbs, air filters, and appliance upkeep. * Landlord is responsible for major systems and repairs (HVAC, plumbing, electrical) unless damage is caused by tenant. Occupancy & Use * Only approved tenants may reside in the home. * Subletting, short-term rentals (including Airbnb), or assignment of lease is not permitted without written approval. Entry & Inspection * Landlord may enter the property with 24-hour notice, except in emergencies. * Landlord may inspect or show the property with proper notice, especially near lease end. Alterations * No painting, structural changes, or major modifications without written approval from landlord. * Tenant is responsible for any damage resulting from unauthorized alterations. Move-Out Condition * Property must be returned in a clean condition consistent with move-in condition, allowing for normal wear and tear. * Professional cleaning required at move-out and is the responsibility of the tenant.
