Costs, fees, and lease terms

Lease terms

All tenants must adhere to all of the HOA rules; no exceptions. This includes, but not limited to, a maximum of 2 pets allowed (subject to approval by the Landlord), and tenants are strictly forbidden from running any type of business from the unit, or engaging in illegal activities. Absolutely no smoking allowed in the unit. If additional parking is required in addition to the 2 garage parking spots, tenants must apply for a permit with the HOA before they can park in the neighborhood spots, as parking is enforced during the night. Any HOA rule violations and fines will be passed on to the tenant, and repeated violations will result in a termination of the lease agreement. Subleasing is not allowed, and tenants will be required to pay a fee if the lease is terminated early, and may not use the security deposit towards the early lease termination fee. All tenants must submit a credit and background check (680 minimum FICO score but subject to exceptions upon review), provide proof of income showing a monthly income of at least x2.5 the rent amount, and submit references from a past landlord/leasing offices. The initial lease term is for a minimum of 9 months, with an opportunity to renew another 12 months following the initial term. Subsequent renewal terms can be discussed at the time, if both tenants and landlords are happy with the arrangement. Rent is due on the 1st of the month, with a 3 calendar day grace period. On the 4th calendar day of the month, a late charge of $200 will be added to the total amount owed, and all payments must be submitted electronically (Venmo, Paypal, Zelle, or their equivalents). I do not accept cash, checks, money order or any other physical forms of payments, as I will not be living locally. The security deposit, along with first month's rent will be due prior to move-in. The security deposit may NOT be used towards the last month's rent, and is strictly reserved to cover damages, cleaning fees, or accumulated late fees only. Pet rent is $25 per month per pet, and the pet deposit is $300 for the first pet, and $200 for the second pet. Dogs up to 75 lbs accepted, and all pets must be approved by the landlord. Breed restrictions apply. Please inquire for further details. $2800 monthly rent includes internet, water, trash, and sewer. Tenants are responsible for electricity, gas, renters insurance and parking permit fees (if applicable).
