Lease Terms & House Rules Document Property: King Suite (Furnished) Lease Type: Medium-Term Rental (Minimum 90 Days) 1. Lease Duration & Commitment Minimum Lease Term: 90 days. Renters should know: This is a long-term commitment. Please ensure your travel dates or project timelines align with this requirement before booking. 2. Financial Terms & Fees Security Deposit: One (1) month's rent (due before move-in). Utilities: All included (Internet, Electricity, Water). 3. Required Insurance Renter's Insurance: Mandatory. You must provide a valid copy of your renter's insurance policy to the lessor prior to receiving access keys. (Covers personal liability and belongings). 4. House Rules & Policies No Smoking (Strictly Enforced) Zero tolerance for smoking, vaping, or e-cigarettes anywhere inside the suite. Violation: $250 cleaning fee + immediate eviction. No Pets Pets are not permitted. Exception: Service animals as defined and required by law are exempt. No Parties or Events Gatherings beyond registered guests are prohibited. Maximum occupancy: 2 guests (King bed occupancy). Quiet Hours 10:00 PM 8:00 AM (Strictly enforced for all roommates/neighbors). Fitness Equipment Use at your own risk. Lessor is not liable for injury. Wipe down equipment after each use. No equipment use after 10:00 PM. 5. Suite Specifics & Safety Whirlpool Tub (Jets) Do not use bath bombs, bubble bath, oils, or salts. These damage the jets. Action: Rinse tub with clean water after each use. Open Flames No candles, incense, matches, or any open flames inside the suite. Parking 1 dedicated parking spot provided. Street parking is not permitted (HOA/Towing enforced). Trash Please take all trash to the outdoor bin before check-out. Security & Safety Do not tamper with or disable smoke alarms (fire safety violation). Always lock doors and windows when leaving the suite. 7. Violations Clause Violation of any house rule (smoking, pets, noise, tampering with alarms) may result in: Immediate fines (as noted above), Immediate eviction without refund, Reporting to Airbnb/Furnished Finder/Zillow Rentals for platform ban. By booking this suite, you acknowledge that you have read, understood, and agreed to all the above terms, specifically the 90-day minimum lease and mandatory renter's insurance requirement.
