Lease Terms & Policies: -Lease Duration: 12-month lease -Security Deposit: One month's rent -Pets: Small pets may be considered subject to Landlord approval and an additional monthly pet fee/rent -Utilities: Tenant is responsible for all utilities, including gas, electric, internet, cable, trash, and any other tenant-used services -Water/Sewer: The property is served by a private well and septic system; therefore, there is no monthly public water or sewer bill -All adult occupants age 18 or older must complete a rental application and authorize a background and credit screening as part of the tenant screening process. Approval is subject to Landlord's review of rental history, income verification, credit/background screening, and other applicable screening criteria. Applications will be reviewed using the same written screening criteria in compliance with applicable fair housing and consumer reporting laws. Additional Responsibilities & Restrictions: -Tenant is responsible only for routine watering of landscaping and basic exterior upkeep, including keeping exterior areas reasonably clean and free of trash, debris, and obstructions. Major landscaping, lawn care, and maintenance requiring professional service shall remain the responsibility of the Landlord unless damage or excessive maintenance is required due to Tenant misuse, negligence, or failure to perform routine upkeep. -A swimming pool exists on the property; however, the pool is strictly prohibited from tenant use and shall remain closed at all times. -A fireplace exists in the lower-level family room; however, no wood-burning or open-flame use is permitted. Only the electric fireplace unit provided by the Landlord, if any, may be used. -A backyard fire pit is available for limited recreational use by responsible adults only. Any fire pit use must comply with all applicable local laws and safety practices, remain at least 100 feet away from the residence and combustible materials, and be fully extinguished after each use. Tenant assumes all responsibility and liability for fire pit use. -Additional terms, conditions, rules, and lease provisions may apply at the time of lease execution. **Important Note: To help manage the showing process efficiently and ensure the same process is applied to all prospective applicants, all interested applicants must complete the Zillow rental application before scheduling a property visit.
