House Rules & Tenant Responsibilities 1. Rent Rent is due on the 1st of every month. A 2-day grace period is allowed, but after the 3rd day, a late payment may result in a Notice to Vacate as permitted by law. 2. Guests & Occupancy This room is for one person only unless otherwise approved. Occasional overnight guests are fine (up to 2 nights in a 7 day period), but recurring or long-term stays are not permitted. 3. Maintenance & Repairs to your private space Tenant covers the first $150 of any repair or maintenance issue. For anything that costs between $150 and $1000, the cost will be split 50/50 with the landlord. Tenant is responsible for normal upkeep things like replacing lightbulbs, air filters, and keeping their room and shared spaces clean. 4. Inspections Landlord may do a monthly walkthrough (with notice) to make sure the property is being cared for and everything's in good shape. 5. Yard & Outdoor Spaces Tenant agrees to help keep the outside area tidy mowing, light weeding, or just making sure trash and clutter are taken care of. The goal is to keep the property looking nice and well-kept. 6. Shared Spaces & Appliances Tenant may use the kitchen, laundry, and other shared areas respectfully. Please keep appliances clean and report any issues right away. Damage or misuse that causes something to break may be charged back to the tenant. 7. Noise & Behavior Be considerate of others and follow local noise rules. No loud music, parties, or anything that could disturb neighbors or other occupants. 8. Smoking & Drug Policy This is a no-smoking property that includes cigarettes, vaping, and marijuana (even if legal). The use, possession, or distribution of illegal or recreational drugs is strictly prohibited anywhere on the property, indoors or outdoors. Violation of this rule is grounds for immediate termination of tenancy.
