Lease terms

Minimum initial lease term is three months, with month-to-month tenancy available afterward. First month's rent and the security deposit are due at signing. Tenants pay a $100 monthly electricity charge, due on the 15th of each month. Maximum occupancy is four people. No smoking or vaping inside the property. No more than one dog and one cat are permitted. A nonrefundable $100 pet fee is due at signing. Dogs must remain leashed outdoors because free-range chickens are present on the property. Tenants are responsible for keeping the outside of the cottage free of clutter and debris and for mowing and maintaining the surrounding grass. The cottage is furnished. Unwanted furniture may be removed on move-in day after coordinating with the owner. Tenants are responsible for damage to furnishings beyond normal wear and tear. Vehicles must be parked directly in front of the cottage to avoid damaging plants.
