Lease terms

1) Minimum 12-month lease. 2) Security deposit required. 3) Rent due on the 1st of each month. 4) No smoking or vaping inside the home or garage. 5) No illegal drugs or illegal activities on the property. 6) Pets considered on a case-by-case basis (pet deposit and/or monthly pet rent may apply). 7) Maximum occupancy in accordance with local regulations. 8) Tenant is responsible for utilities (specify which: electricity, gas, water, trash, internet, etc.). 9) Tenant must maintain renter's insurance throughout the lease. 10) Income requirement: household income should be at least 3x the monthly rent. 11) Credit, background, and eviction history will be reviewed. 12) No prior evictions or outstanding landlord collections. 13) Quiet hours must be respected. 14) No subletting or short-term rentals (Airbnb, VRBO, etc.) without written approval. 15) No business operations that increase traffic or disturb neighbors. 16) Parking only in designated spaces/garage/driveway. 17) Tenant is responsible for replacing HVAC filters and basic upkeep. 18) Property must be kept clean and well maintained. 19) Any alterations (painting, fixtures, satellite dishes, etc.) require prior approval. 20) Move-in subject to signed lease and payment of security deposit and first month's rent.
