Lease terms

Lease Term, Utilities, Early Termination, and Security Deposit This Lease Agreement is for a fixed term of one (1) year. The monthly rental amount is all inclusive, and all utilities are covered as part of the monthly fee, including electricity, water, sewer, garbage, gas (if applicable), and basic internet service. No additional utility charges will be billed to the Tenant unless otherwise agreed in writing. If the Tenant terminates the Lease before the end of the one year term, a termination fee equal to one (1) month's rent or more will be assessed, depending on the remaining duration of the Lease and any additional costs incurred by the Landlord. The security deposit is fully refundable at the end of the Lease term, provided that: all rent and fees are paid in full, no damage beyond normal wear and tear is found, and all other Lease obligations have been met. Any deductions will be itemized and provided to the Tenant in accordance with applicable law. RCW 59.18.257 Compliance Notice In accordance with RCW 59.18.257, the Tenant is hereby notified that the Landlord may obtain and use a consumer report, tenant screening report, or background check as part of the application and tenancy process. The Tenant has the right to know: - What screening service or consumer reporting agency was used, - What information was obtained, and - How any adverse action was determined, including denial of tenancy or additional conditions placed on approval. If the Landlord takes any adverse action based on information in a screening report, the Tenant will receive a written notice identifying the screening company and explaining the Tenant's rights to obtain a free copy of the report and dispute any inaccurate or incomplete information.
