Lease terms

Renter is responsible for all utilities and to follow guidelines (i.e. quiet hours, weeding, etc.) per the homeowners association (HOA). Security deposit, first and last month's rents are due at signing. No pets (except fish) are permitted. Lease duration is 12 months with option to renew at owner's discretion after annual property inspection and maintenance. The first $100 of repairs are the responsibility of the renter. The owner's insurance does not cover the loss of the renter's personal possessions; the renter must purchase renter's insurance (and flood insurance if desired) to insure personal possessions from loss due to fire, flood, or other risk of loss. Owner is responsible to ensure structural elements like roofs, walls, and foundations, as well as plumbing, electrical, and heating systems in good working order. At least 24 hours notice will be given prior to accessing the property except for emergencies (i.e. repairs). Renters will be screened based on a number of factors including but not limited to the following information: Consumer credit Background check Income to rental ratio Employment verification Civil and criminal record Previous rental history / references The owner accepts portable/reusable tenant screening reports only if direct link from the screening platform or third-party agency is provided.
