One-Year Lease Tenant is responsible for all utilities, including gas, electric, water, and trash. Application Process Screening is conducted through American Tenant Screening. There is a $50 non-refundable application fee. Applications can be emailed upon request or completed during a scheduled walkthrough of the property. Qualification Standards Applicants who do not meet the following minimum screening standards will not be approved: Applicant must provide a current photo ID and a valid Social Security number. Monthly household income must be at least three times the monthly rent. All income must be from a verifiable source. Unverifiable income will not be considered. Applicant must receive positive references from all landlords over the previous five years. Applicant may not have any prior evictions or unpaid judgments owed to previous landlords. Applicant must demonstrate responsible financial history. A background check will be conducted on all applicants 18 years of age or older. Pet Policy: One cat or one dog permitted. Dogs must weigh 25 pounds or less. A $300 non-refundable pet fee is required. Qualified service animals and assistance animals are not considered pets and will be accommodated in accordance with applicable fair housing laws.
