Income: Gross monthly income of at least 3x the monthly rent. All lawful income sources considered, including corporate contracts and insurance housing stipends. Acceptable documentation: pay stubs, bank statements, tax returns, employer letter, or housing coordinator letter.
Credit score: Minimum 700 resident score required. Scores below this threshold will not be approved.
Credit history: Positive credit history required. Open bankruptcies, unpaid collections, or charge-offs within the past seven years may result in denial.
Debt load: Total outstanding debt will be evaluated relative to verify income.
Identity: Valid government-issued photo ID required for all adult occupants prior to screening.
Self-employed applicants: Must provide two most recent years of tax returns and three months of bank statements.
Additional occupants: All adults (18+) residing at the property must complete screening individually.
