This is a strictly a residential property and lease, no business or trade to be operated out of this location due to insurance restrictions. This includes, but not limited to petsitting, childcare, or any other income producing actions. We love this house and warmly welcome you to respectfully make this your temporary home. Credit and background checks must be completed and passed to be considered. ABSOLUTELY NO SMOKING! Tenant is responsible for utilities, lawn care and snow removal (all sidewalks, deck and driveway). The neighbors have said that the straight part of the driveway would be plowed, you are responsible for your parking area. This is a shared driveway and is know as a "flag lot". Tenant must respect both the driveway and the neighbors, no more than 3 cars. Tenant(s) will still be responsible shoveling snow on walks and deck and for the Utilities, trash etc. We have done everything we can to make this a top notch rental, and we are responsive landlords. We are seeking clean, quiet, reliable, respectable, honest and responsible tenant(s)! We do our best to address any problems promptly and we will not enter without proper notification, unless an emergency. First months rent ($2,100.00) and one month security deposit ($2,100.00) required as well as an oil tank deposit (*see next paragragh) , so the total due at signing is ($5,200.00). Funds must clear prior to move in, to procreed with the terms of the lease. *There is a ($1000.00) oil/fuel tank security deposit, as the heating oil tank is full at the start of the lease and this deposit will be returned at the end of the lease as long as the oil tank is full at the end of the lease. Renters insurance, is required, and must be provided prior to move in. We will discuss terms prior to lease signing. (Renters insurance is not expensive.) If you have a pet (limit up to one approved FRIENDLY small dog) that qualifies, there will be a non refundable pet deposit and additional monthly fees per animal of $50 monthly. Our insurance company has restrictions on certain breeds and we are bound to their terms. This house does have both Washer and Dryer hook-ups in the lower level bathroom. It does have on-site well and septic and there are only TWO bedrooms, so due to the limitations of the water and waste water services available, we will LIMIT the number of occupants to TWO people maximum. This is NOT a Section 8 house. This house does a narrow doorway to the main level bathroom. Must provide us with answers to a few quick questions to be considered. Names and number of persons that will be occupying this rental? Annual income? Credit score? Why are you looking to move? Have you been evicted?? Pet? Failure to answer these questions may result in a delay or disqualification. I will send a request for these answers and if no response, it will end the pre-qualification process. If you tour and like this house, as part of the pre-screening process, we will then ask for the last two years tax returns, the last two months bank statements as well as the last two pay stubs. Personal references, and emergency contact info are required, prior to entering into a lease.
