TLDR; Furnished. Owner pays for water, sewer, garbage, and recycling. Renter is responsible for electricity and renters insurance. First and last month rent and security deposit are due at signing. No smoking allowed inside or on the property. No pets. Includes 1 covered parking spot. Additional parking for guests (24 hour max). Must agree and adhere to HOA rules & regulations. 1. Income Verification: Applicants must demonstrate stable income that is at least three times the monthly rent amount. 2. Credit History: A credit report will be obtained, and a minimum credit score of 650 is required. Negative credit history may result in additional deposit requirements or denial. 3. Rental History: Previous rental history will be verified, including timely payment of rent, no past evictions, and positive references from previous landlords. 4. Criminal Background Check: A criminal background check will be conducted, and convictions related to violence, drug manufacturing/distribution, or any other felony within the past five years may result in denial per HOA guidelines. 5. Employment Verification: Verification of employment and/or income stability is required. Self-employed applicants may be required to provide additional documentation. 6. Pet Policy: No pets. 7. Occupancy Limits: Maximum occupancy per bedroom will be enforced in accordance with state and local regulations. 8. Smoking Policy: Smoking is prohibited within the premises or common areas. 9. Application Process: Completed applications, along with application fees, must be submitted for each adult applicant. Incomplete or falsified applications will be rejected. 10. Reusable Tenant Screening Report: Accepts reusable tenant screening reports in accordance with Washington State law. Applicants may provide a recent report meeting criteria from an approved screening service. 11. HOA Rules, Regulations & CCRs: Once approved, the applicant will agree to HOA by laws and be responsible for upholding required expectations.
