As you enter, you'll immediately be embraced by this inviting & peaceful Kottage with 10-foot ceilings throughout. The living room, with an electric LED-lit fireplace in a farmhouse style cabinet, is open to the delicious kitchen where you can enjoy cooking while sipping on a welcome bottle of wine (if you wish). Bathe in the luxurious freestanding tub or shower as your feet are massaged by the pebbled floors. Long days at work or sightseeing? Rest assured... You'll sleep VERY comfortably here, as a great deal of thought went into the comfort of each bed, including the bedding & pillows (alternative down). Want to lock yourself away in privacy? Not a problem. The 3rd ENSUITE BEDROOM has a very comfortable queen bed, full bath & snack station with microwave, minifridge & essentials. All 3 bedrooms are separated by a long hallway & very private with tons of closet/clothes space & desk areas. Also included is a separate laundry room with full-size washer & dryer, as well as cleaning supplies. Outside, enjoy Texas grillin' while you dine at the wrought iron table with 6 chairs under a canopy of LED lights & trees. Relax in the Adirondack chairs while you get a game of Texas corn hole going or throw darts at the "Little Ol' Shack's" dartboard! Keyless entry (front & back). Initial essentials provided, including towel sets & extra bedding. The charming Downtown Denison is less than a mile away. There you can find a multitude of fascinating antique shops & unique boutiques, eye-opening coffee spots, delicious cafes, restaurants & fine dining, memorable wineries & breweries, & exciting nightlife! Smart TVs: There are 4 Smart TVs - 1 in the family room with sofa sleeper, 1 in the primary bedroom, 1 in the secondary bedroom, and 1 in the ensuite bedroom. The are connected to the Internet/Wi-Fi service. All you need to do is login to your personal account(s) on the Smart TVs. Kitchen: In the kitchen, you'll find "full-sized" stainless-steel appliances to include a refrigerator with ice maker, microwave, glass cooktop electric range with oven, sink with sprayer & disposal, & dishwasher (use detergent pods, only). The kitchen counters are acacia wood/butcher block, so please do not set anything on the countertop that will damage it. The kitchen is fully stocked with stemware, silverware, dinnerware, plasticware, small appliances (toaster, hot water, crockpot, blender, coffee maker, etc.), full salt-pepper grinder, and essentials to begin your stay. The ensuite bedroom has a mini-fridge, microwave, stemware, glasses, plasticware, Keurig coffee maker, etc. Cleaning instructions provided in the Kozy Kottage Information Booklet on-site.
