Lease terms

This Lease Agreement is for the residential property located in Delta Junction, Alaska ("Premises"). The Premises consist of a single-family residence with approximately 3 bedrooms, 2.5 bathrooms, and an attached 2-car garage. The Premises shall be used solely as a private residence for the Tenant(s) listed on this Agreement and their approved occupants. The Premises may not be used for any business, commercial, or unlawful purpose. Tenant agrees to maintain the Premises in a clean, sanitary, and good condition and to promptly notify Landlord of any maintenance or repair issues. Tenant shall be responsible for routine upkeep, including but not limited to light bulbs, snow removal (if applicable), and general housekeeping. Tenant is responsible for payment of all utilities unless otherwise stated in writing. Smoking is strictly prohibited inside the Premises and garage. Pets are not permitted unless specifically approved in writing by Landlord. Approved pets may require an additional pet deposit and/or monthly pet rent. Tenant shall not sublease, assign, or allow additional occupants without prior written consent from Landlord. Premises shall be returned at move-out in substantially the same condition as at move-in, normal wear and tear excepted.
