Lease Terms: 1. Property Maintenance: The renter is responsible for the upkeep of both the interior and exterior of the property, including but not limited to snow removal and grass cutting, in accordance with city ordinances. Failure to comply may result in the owner charging $200 per instance for grass cutting or snow removal. Repeated non-compliance may lead to eviction. The renter is also responsible for maintaining cleanliness inside and outside the house. 2. Alterations: No alterations to the property (e.g., painting, installing fixtures) are allowed without prior written consent from the owner. 3. Owner Access: The owner may access the property for emergencies or repairs with at least 24 hours' notice, unless it is an immediate emergency. 4. Renter's Insurance: Renters are required to obtain and maintain renter's insurance throughout the duration of the lease. Proof of insurance must be provided upon request. 5. Subleasing: Subleasing or assigning the lease is strictly prohibited. 6. Move-Out Condition: The property must be left in the same condition as it was received, excluding normal wear and tear. Failure to do so will result in deductions from the security deposit. 7. Late Rent: Rent is due on the 1st of each month. A $50 late fee will be applied if rent is not paid by the due date. 8. Dispute Resolution: Any disputes between the renter and the owner will be resolved through mediation prior to pursuing further legal action. 9. Unforeseen Events: In the case of unforeseen events (e.g., natural disasters), all claims will be handled through insurance. Such events may result in an abrupt termination of the lease. 10. Utility Setup: Renters must set up utilities in their name within 24 hours of moving in.
