Our home is conveniently located near: Wright-Patterson Air Force Base (17 minutes) National Museum of the United States Air Force (16 minutes) The Rose Music Center (7 minutes) Buc-ee's (newly opened) (8 minutes) Dayton International Airport (13 minutes) Bedrooms Primary Suite: King-size bed, 55" smart TV, blackout curtains, walk-in closet, and a private en-suite bathroom with shower and starter toiletries. Second Bedroom: Queen-size bed, blackout curtains, and a desk ideal for remote work or quiet reading. Third Bedroom: Dedicated workspace, 55" smart TV, blackout curtains, and a convertible sofa that accommodates a single sleeper. Please note that sofa is 5'6" long when converted to a bed. Living Spaces The open living room features a 65" smart TV and comfortable seating, while the dining area seats six (expandable with an additional leaf) for shared meals and gatherings. Laminate flooring runs throughout the home for easy maintenance and a clean, modern aesthetic. Fully Equipped Kitchen Prepare meals with ease using our complete kitchen, outfitted with a full-size oven and stove, refrigerator, microwave, dishwasher, toaster, and a coffee bar featuring a Keurig K-Brew and Chill. We provide cookware, utensils, dishware, glasses, starter K-cups, creamer, and sugar. House Rules Signing of a lease is required. Smoking: Strictly prohibited. A $500 fee applies to any smoking violations. Take out trash weekly Quiet Hours: 10:00 PM to 8:00 AM out of respect for our neighbors. Report to Landlord damage to furnishings, any maintenance issues that need to be taken care of, and allow maintenance people to enter home as needed to make repairs. No parties or events. Maximum of six guests. No commercial photography or filming. Garage: Locked for owner storage; all other areas of the home are available to guests. Pet Policy (Dogs Only) We warmly welcome up to two dogs with pre-approval and a non-refundable fee of $150 per dog, due at beginning of lease. We also require a $500 per dog security deposit in addition to the security deposit. Service Animals: Pre-approval is required for all animals, including service animals, per our insurance policy. Service animals are always approved at no charge. When leasing with a service animal, please be prepared to confirm: 1. Is the service animal required because of a disability? 2. What task or work has the animal been trained to perform? Emotional Support Animals are considered pets under our policy and are subject to standard pet approval and fees. Guidelines for Canine Guests: Dogs must be crated when left unattended. Dog crates, beds, and dishes can be provided if needed. Pets are not permitted on bedding or linens. If your dog sleeps with you, please bring your own sheets and blankets. Please bring a throw or sheet to cover living room furniture if your pet will be on it. Wipe paws upon entry using the rags provided in the laundry room. Clean up waste promptly and dispose of it in the outdoor receptacle only. Bathing pets in the home is not permitted (this clogs our drains). Keep barking to a minimum out of consideration for neighbors and other guests. Dogs must remain within the fenced backyard or leashed when outside of the fence and walking in the neighborhood. Guests are fully responsible for any damage or injuries caused by their pet.
